Most sites are priced as the net profit of the last 12 months times a number called a multiple. It can be given on monthly or on yearly profit: 36 times monthly profit is the same as 3 times yearly profit.
Steady or growing profit, visitors from several places, written procedures and a healthy site push the price up. Falling profit, visitors from one place and work only the owner can do push it down.
A site with no profit history is not priced this way. Buyers pay for its name, its content and what they think it could become, so prices vary a lot.
The ranges you read online differ a lot, and many come from companies that sell listings. The final price is what you two agree after checking. This is general information, not financial advice.
